The active ingredient in St Johns wort is hypericin and it is used to alleviate mild depression.
Over the counter sales were banned in Ireland in 2000. It must be prescribed by your doctor now. Its still available over the counter in Northern Ireland and the UK.
One of the reasons for the ban in Ireland was concerns over the way SJW interacts with other regularly prescribed drugs. It is definetely not recommended to take SJW with prescription antidepressants or medications.
The most common side effects are: gastrointestinal symptoms, skin reactions, fatigue, dizziness, headaches, dry mouth.

Comment on First home – advice wanted! by Keith

In terms of value for money now is possibly the best time to buy your first home that there has been for the last 7 or 8 years. The important thing for you to remember is that those lenders who are still will to lend ( and there are'nt that many actively lending despite the adverts to the contrary) are cherry picking their borrowers. Therefore it is vital that you make it as easy as possible for them to say 'yes'.

You will need to gather as much confirmation of your circumstances as possible. You will need up to 6 months bank statemements; 3 months payslips or minimum of 2 years trading accounts if self employed; P60; details of all other outgoings, eg., bank loans or car loans, credit card bills, etc.. You may have to provide further detail depending on what lender you use.

Unfortunately the days of 100% mortgages are gone so you will need to have up to 10% of the purchase price available to you as deposit, either from your own funds or gifted from friends or family.

Check out your local independent mortgage broker as they will be able to match your circumstances to an appropriate lender and it saves you doing all the leg work. Good luck!

The important thing is to take steps to address this issue now before it spirals out of your control. Draw up a detailed income & expenditure list for your household. Don't leave anything out. (This will be important when you go to your lender.)
Contact your lender and present your monthly budget to them. In the current climate the banks are under pressure to be more understanding in circumstances such as your own. With reference to your budget planner, you & the bank should be able to agree a monthly payment to your mortgage which will be satisfactory to you both, at least in the short term, whether this be achieved by you going on to interest only payments for a period of time or by reduced monthly repayments with the balance deferred for a period.
It is vitally important that you act quickly so that your credit rating is'nt adversely affected by missed mortgage payments. I hope that helps.

The banks are actively trying to persuade customers to swap to fixed rates now as it is more expensive for the banks to maintain tracker rates. This is due to the increased cost of funds to the banks on the money markets.

Your tracker mortgage tracks the European Central Bank Rate (ECB) which currently stands at 1%. The general concensus is that the ECB will remain at current levels for the forseeable future making a switch to fixed rates relatively expensive. You don't say who your lender is so I don't know what rates they are offering, but unless it is a very good rate I would'nt be rushing in to a fixed deal at this point.

I had heard that the laser surgery operations that were done five or ten years ago need to be done again. Does anyone know if that's true?
